Affordable housing projects being built in Roseville

Two projects are set to be ready soon — Hayden Parkway in May and Prospera in July 2024 — among many others in the works.

ROSEVILLE, Calif. — An affordable housing apartment complex is being built in west Roseville as California tries to increase access to housing amid a shortage. 

The site will have two properties in total offering affordable units. The first, called Hayden Parkway Apartments, will include 94 affordable units. On the same land, a workforce housing project, called Prospera at Fiddyment, will include 59 affordable units and other apartments at market value.

The two projects are set to be ready soon — Hayden Parkway in May and Prospera in July 2024. Those projects are among many others in the works.

“We have a total of 1,400 units that are in production right now under construction,” said Trisha Isom, Housing Manager at Roseville.

Isom said the units are in high demand, with the last time they allowed pre-applications for rental assistance resulting in over 9,000 applications in a week. 

To be considered affordable, the household shouldn’t pay more than 30% of their monthly income on rent and utilities, resulting in prices being low. 

“The rates will be somewhere between $300 per unit and about $700," said Isom. 

Applicants also must make between 30% to 60% of the area median income to qualify. That’s roughly $22,000 to $45,000 a year for a single person household or $32,000 to $64,000 for a family of four, based on federal housing income limits for the area. 

"People can be hesitant at first when they hear affordable housing is coming to their area," said Isom. "We don't typically hear from people after the fact. Our projects are beautiful, they're well-managed and so we don't typically have the issues that you hear about with crime and things like that."

Junction Crossing, an affordable housing project with 80 units, in Old Town Roseville is accepting applications and will range in price from $500 for a studio to $1,300 for a one bedroom. 

Roseville city officials are aiming to have 10% of all housing units built be affordable. The city says another 700 units are currently up for review.
