PLACER COUNTY, Calif. — The Placer County Board of Supervisors approved a 120-lot subdivision near Roseville at an early December meeting
The Frisvold subdivision would be part of the Riolo Vineyard Specific Plan. It's located near PFE Road and Watt Avenue.
The Riolo Vineyard Specific Project is a 525 acre-project divided into phases that will result in 933 residential units.
The first phase of the specific plan, 107 single-family residential lots known as the Mariposa subdivision, recently completed construction. The second phase, 177 single-family residential lots the Glen Willow subdivision, is about 80% construction occupancy, according to Nick Trifiro, a senior planner.
Phase Y, the Mason Trails subdivision including 170 single-family residential lots, is about halfway through construction.
The other phases include Silver Sage, which is the third stage, and Frisvold is Phase Z.
The Board of Supervisors approved a rezone, tentative subdivision map and development agreement for the Frisvold project. There will be a total of 120 lots on a 16.4-acre project. Those lots would include 118 medium-density residential lots and two landscape corridor lots.
Trifiro said at the meeting the map of the plan doesn't reflect the tentative boundaries of the project, but rather shows the general area for the Frisvold project.
Based on the housing element in the General Plan, 10% of all new housing units within specific plans are to be affordable housing.
The Frisvold subdivision is required to have 12 affordable housing units, including four very low, five low and three moderate-income units, according to county documents.
