Nearly 450 lots proposed for The Ranch subdivision near Roseville

ROSEVILLE, Calif. — Nearly 450 lots are being proposed as part of a subdivision project in west Placer County near Roseville.

The Ranch is an approximately 221-acre project that could be located south of Vineyard Road and east of Cook Riolo Road. It's between Creekview Ranch Middle School and the Dry Creek Waste Water Treatment Facility.

There are 446 detached single-family resident lots proposed as part of the project. They will range in size from 5,775 to 25,000 square feet, according to Placer County.

About 17 half-acre lots will be located directly south of Vineyard Road. There is an existing home in the area, which will remain.

To meet the Placer County Affordable housing requirements, 45 accessory dwelling units will be constructed on single-family lots. These are also commonly referred to as granny flats or backyard cottages, according to the California Department of
Housing and Community Development

About one-third of the area is being proposed for park and open space use.

About a 13-acre private park is proposed in the center of the subdivision along with about 11 miles of walks and trails including a landscaped open space. The open space is planned to extend from Vineyard Road to the Dry Creek corridor and Dry Creek Greenway trail.

There will also be a school access road on the west side that will extend from Vineyard Road to a new pick-up and drop-off location. There will be two entrances to the subdivision from Vineyard Road, one of which is the school access road.

The project is being reviewed. The Draft Environmental Impact Report is set to be released for a 45-day public review and comment in late May to June, according to Placer County. It still needs to go through several steps before being approved.
