Modular homes are pretty common in Sacramento, but have you heard of a Modular apartment building?
Eviva Midtown is a first of its kind building in Sacramento. The apartments were stacked up like lego blocks. The complex is located on 16th and N Street. Hidden behind a wall of plastic tarps and scaffolding is a 118 apartments waiting for the water and power to be turned on.
"All units come complete. Plumbing and cabinets completely done." said contractor Tony Moayed.
Tricorp Construction erected the five story mid-rise, but the 118 apartment units were not built in built in Sacramento, or California for that matter. The flooring, windows, walls, plumbing and electrical were pre- manufactured at Guerdon Enterprises in Boise, Idaho.
"In my opinion this is the way of the future." Moayed said.
The apartments are called modular units. They are made one by one at the Guerdon Enterprise warehouse. When completed the units were shipped to 16th and N street. Contractors stack them up like lego blocks.
Eviva Midtown is the first mid-rise in Sacramento to be built off site. The units range from 700 to 1,200 square feet and have 1 to 2 bedrooms.
"If you are renting you would not know the difference is if was made in a manufacturing setting or on site," Moayed said.
Tenants will also hear less noise from neighbors. When the box like apartments are placed next to each other neighbors are separated by two walls instead of one.
Eviva Midtowns is still about 5 months from completion. Wiring, plumbing and the first floor business space needs to be finished. Just in case you are wondering the about the rental price. Eviva Midtown start out at about $1,600 for a studio and around $2,200 for a two bedroom apartment.
